You might love your home. You might have raised your family there, spent years fixing it up, and think, “Someone is going to fall in love with this place.”
And they might.
But buyers notice things sellers have learned to overlook — and sometimes they make up their mind FAST.
Here are 7 things that can turn buyers off before they even finish the showing:
Pets, cigarettes, litter boxes, mildew, strong air fresheners… you may be completely used to it, but a buyer walking in for the first time isn’t.
And yes — trying to cover an odor with six plug-ins can sometimes make it worse.
Buyers aren't just looking at your furniture. They’re trying to figure out whether their furniture will fit.
If closets are overflowing and every countertop is covered, the house can feel smaller than it actually is.
You don’t have to make your home look empty — just give it some breathing room.
That flooring you installed yourself might have saved you thousands, but crooked trim, unfinished transitions, mismatched flooring and half-finished projects can make buyers start wondering:
“What else was done incorrectly?”
Small unfinished projects can create much bigger concerns.
This is a big one.
Sellers naturally see the memories, improvements and money they’ve put into their home.
Buyers see what else they can purchase for the same price.
If nearby homes are updated, move-in ready and priced similarly, buyers are going to compare them — whether we like it or not.
Walking into a dark house immediately changes how it feels.
Before a showing, open the blinds, turn on the lights and let the house feel as bright and welcoming as possible.
It costs $0 and can make a HUGE difference.
A water stain on the ceiling.
A soft spot in the floor.
A door that won’t close.
A suspicious crack.
Even if it’s nothing serious, buyers don’t know that.
Their imagination usually goes straight to the most expensive possibility.
This one is uncomfortable…but important.
Sometimes the biggest thing standing between a seller and a SOLD sign is unrealistic expectations.
The market doesn’t know what you paid.
It doesn’t know how much you spent on that kitchen.
And unfortunately, it doesn’t know how many memories were made there.
The market only knows what buyers are willing to pay today.
That doesn’t mean you should give your house away.
It means good pricing, presentation and marketing matter.
Before you spend thousands remodeling everything in sight, talk to a real estate professional.
Sometimes a few inexpensive changes can make a bigger difference than a major renovation — and sometimes the best thing to do is leave it alone.
If you're wondering what your home could realistically sell for in today's market, I'd be happy to help.
